A. Buy, Use or Rent Model

- Theos will design, develop, build and manage the house on behalf of the owner, under its brand, for a minimum of 3 years

B. Reform, Use or Rent Model
- Theos assess and reform a property to conform with guidelines
- Theos will manage the newly reformed house on behalf of the owner, under its brand, for a minimum of 5 years
- Use it (max 180 days per year) or rent it (180 days per year, fees applies)
- Before personal use, staff take care of set up your personal items and store back them after you leave.

C. Partnership Model
- Have an applicable existing property
- Theos Resorts sustainability assessment required
- Reform to target sustainability standard (3 levels)
- Use approved property management standards
- Use Theos plastic free amenities
- Use Theos Resorts logo on property, printed and electronic materials, including promotional materials

D. Investment Model
- Investment funds will be used for the construction or acquisition (and reform) of a vacation property
- Investment consist of blocks of minimum 5 million yen refundable bonds in the form of tradeable stay vouchers
- Up to 12 blocks available for each property
- Each block investor shall receive 10% built-in profit per annum
- Each investment block comes also with a 0.25% equity in Theos Resorts KK
